The Swampscott Planning Board has written an ADU draft for the upcoming May 15th Town Meeting. Under the provisions in the draft ordinance, ADUs will be allowed by-right subject to the following restrictions/requirements:
One ADU per single-family lot
Maximum size of 900 square feet or ½ the floor area of the principal dwelling (whichever is smaller)
A newly-constructed attached accessory structure for an ADU should have a maximum height of 1 1/2 stories or 15 feet.
Maximum of three occupants at a given time
One off-street parking space is required for an ADU
Approval of the ADU ordinance will be by simple majority. An additional article related to converting existing detached structures exceeding 900 square feet will need a 2/3 majority. This provision was added to facilitate the conversion of carriage houses into ADUs.
