At a Wednesday, April 20th meeting, the Gloucester Planning and Development Committee recommended the following zoning ordinance changes:
Allow three-family dwellings to be built by right in the R-5 district.
Increase maximum building height to 35 feet for three (or more) family dwellings in the R-30, R-20, R-10, R-5, Civic Center, and Central Business zoning districts.
Increase maximum building height to 45 feet for multifamily dwellings in the Civic Center and Central Business zoning districts.
Increase the setback by a half foot for each foot a building height exceeds the maximum building height.
Allow building heights in excess of the 35 ft. or 45 ft. height requirement to be authorized by special permit.
Under the newly amended section 5 of the Zoning Act, the zoning changes could be approved by a simple majority vote in the Gloucester City Council. This will be continued at the next May 10th full Gloucester City Council meeting. Additional updates will be posted to the NSR blog.
