At an Essex Select Board Meeting, Town Administrator Brendhan Zubricki provided an update about the MBTA multifamily zoning requirements (3A) in Essex.
As part of the revised final guidelines, Essex is now classified as an “adjacent small town”. With the renewed classification, Essex’s multifamily unit capacity requirement was reduced from 1,500 units to 83 units. With the reduction in the unit capacity, Mr. Zubricki reported that Essex may already be in compliance with 3A.
Essex must submit an action plan for compliance by January 21, 2023, and must be in compliance by December 21, 2024, otherwise the town will not be eligible for funding the following grant programs: Housing Choice Initiative, Local Capital Projects Fund, and MassWorks infrastructure program.
