The Beverly Legal Affairs Committee voted to recommend new height restrictions in the city and increase affordability requirements in their existing inclusionary zoning ordinance to the City Council. Please see a summary of the recommendations below:
Remove tall building overlay district (over 5 stories by special permit in a section of Rantoul Street)
Restrict the height allowance of new buildings in the Cabot Street Corridor (CC2 District) to four stories.
12 percent of new housing to be offered at 60 percent AMI (previously 80%)
The Beverly Legal Affairs Committee did not recommend lowering the threshold for the inclusionary zoning ordinance from 6 units to 4 units, citing concern about the impact on smaller developers. A potential ADU ordinance, and the blanket 3 story restriction on new construction proposed by Councilor St. Hilaire was not broached by the committee.
