
Accessory Dwelling Unit Public Forum in Beverly

Beverly will host a public forum of Accessory Dwelling Units on Thursday, March 24 at 7:00 PM. Working with the Metropolitan Area Planning Council, Beverly is leading a public process to update its zoning regulations for Accessory Dwelling Units (ADUs). Beverly’s current zoning for ADUs has the following requirements and restrictions:
- Residents of ADUs must be related to the residents who live in the primary home
- ADUs must share a common vertical and/or horizontal wall with the primary dwelling unit, thereby preventing the construction of detached ADUs
- The size of the accessory apartment cannot exceed the lesser of 900 gross square or 30% of the gross square feet of the principal unit.
- After the designated occupant of the accessory dwelling unit leaves, the principal homeowner must remove the kitchen built in the ADU within 90 days.

Based on feedback from Beverly residents, research, and interviews with stakeholder, Beverly will draft amendments to the existing ADU zoning ordinance and present the draft amendments for the City Council’s review and approval in Summer 2022.
