On May 20, 2023, Nahant residents will vote on amendments to the town’s short-term rental ordinance. Article 25 would impose new regulations on short-term rentals. Please see a summary of these regulations below:
At no point shall the town’s number of short-term rentals exceed 4% of the total dwelling unit stock in town. Property owners may only operate one property as a short-term rental unless they are already more than one unit prior to the effective of the implementation of the by-law. If the number if short-term housing rentals has not exceeded 5% of the total dwell unit stock, then a property owner may apply for additional permits with the maximum total not exceeding 3 units per property owner.
A rental tenant cannot offer a rental unit as a short-term rental. Owners of rental units that are deed restricted affordable units may not be offered as short-term rentals.
Owners must register with the town and pay a registration fee of $500.
House rules must make occupants aware of the Town’s By-Laws and Owner’s policies.
If approved, the provisions of this Article shall take effect on January 1, 2024. Updates will be posted to the NSR blog.
